Cast Iron Pipes in Florida Homes

When did Florida builders stop using cast iron pipes?

Quick Answer

Cast iron remained the standard through the late 1970s, and by 1980 Florida builders had largely moved to PVC plastic drain pipe. That is why 1980 is the dividing line we use: homes built before it almost certainly have cast iron, homes built after it almost certainly do not.

Why 1980 is the line that matters

The switch from cast iron to PVC did not happen on one date, it rolled through the industry over several years in the late 1970s. By 1980 it was effectively complete in Florida residential construction. PVC was cheaper, faster to install, and does not rust, so builders never looked back.

This is why our free inspection program focuses on homes built before 1980. It is not an arbitrary cutoff. It is the construction history of the state, and it is why the property year built is one of the first things we check when you request an inspection.

Not sure what year your home was built?

Your county property appraiser's website lists the year built for every parcel, free. If your home sits close to the line, or it has been remodeled and you are not sure what is under the slab, a camera inspection settles it in an hour. Cast iron is also easy to recognize where it is visible: it is dark, heavy metal pipe, often near the water heater or in the attic, where PVC is white or cream plastic.

The Homeowner Takeaway

Before 1980, assume cast iron until a camera proves otherwise. After 1980, your drains are almost certainly PVC and this problem largely is not yours.
