1978 Stuart Home,Full Under-Slab Rehabilitation

A large Stuart residence with an extensive cast-iron drainage system had reached the point where routine household water use carried the risk of another stoppage. Southeast Services rehabilitated the full under-slab system from within, restoring dependable drainage without excavating through the home's finished floors.

The Problem

The homeowners had begun experiencing drainage problems in multiple areas of the residence. Fixtures that once drained normally became increasingly slow, toilets responded unpredictably, and the kitchen and bathroom lines showed signs of a system struggling to carry normal household flow.

Because the home was larger, the consequences extended beyond a single inconvenience. Multiple bathrooms, longer branch connections, and a more extensive main building drain meant that one developing restriction could affect several occupied areas of the property.

Repeated service calls restored flow temporarily, but the improvement never lasted. Each cleaning removed the immediate obstruction while leaving the deteriorated cast-iron pipe walls unchanged. Over time, the homeowners lost confidence in the system and began limiting simultaneous water use to reduce the possibility of another backup.

The alternative appeared to be traditional replacement, which would have required opening finished floors, excavating through multiple areas of the home, removing large quantities of soil and concrete, and then rebuilding everything after the plumbing work was complete.

For a residence of this size, the disruption could have been substantial.

What The Camera Found

During our complimentary camera inspection, Southeast Services documented widespread deterioration throughout the home's under-slab cast-iron drainage network.

Heavy tuberculation had developed along the pipe walls, significantly reducing the working diameter of the main line and several connecting branches. Corrosion scale created an irregular interior surface that trapped debris, restricted flow, and increased the likelihood of recurring stoppages.

The bottom channel displayed extensive invert wear, with deep pitting and severe material loss in multiple sections. Some areas had deteriorated to the point that the remaining cast iron was exceptionally thin and vulnerable to eventual failure.

The inspection confirmed that the home was not dealing with a conventional clog. The recurring problems were the visible symptoms of a system-wide deterioration process affecting the original piping beneath the slab.

Fortunately, the pipelines had not yet collapsed, and no unrecoverable separations or structural offsets were identified. The existing system retained sufficient continuity to qualify for full trenchless rehabilitation.

The system did not need another temporary cleaning. It needed to be structurally renewed before deterioration became excavation.

The Work

Mechanical Descaling
Using specialized Picote chain and milling tools, our technicians removed heavy tuberculation, corrosion scale, and accumulated deposits throughout the accessible drainage network. The main building drain and connecting branch lines were mechanically restored to create a clean, properly prepared host-pipe surface. Camera inspections were performed throughout the preparation process to confirm that each segment was ready for structural lining.
UV-CIPP Lining
A structural UV-CIPP liner was installed through existing cleanouts and approved interior access points, including toilet-flange connections where required. The liner was positioned throughout the under-slab system and cured using ultraviolet light, creating a smooth, continuous, structurally renewed pipe inside the original cast-iron drainage network. The process allowed Southeast Services to rehabilitate extensive sections beneath the home without opening finished floors.
Verification
Following curing and reinstatement, a post-installation camera inspection was completed throughout all rehabilitated line segments. The final verification confirmed liner placement, continuity, curing, branch transitions, and unobstructed flow. The homeowners received documented footage showing the condition of the completed system.

The Outcome

The homeowners received a renewed under-slab drainage system without turning a large portion of their residence into an excavation site.

Slow drainage and recurring stoppages were resolved by addressing the underlying deterioration of the cast-iron piping, not merely clearing another temporary obstruction. The rehabilitated system now provides a smooth, continuous flow path throughout the main drain and connected branch lines.

The project was completed through controlled access points, eliminating the need to remove finished flooring, break apart the slab across multiple rooms, excavate the underlying soil, or complete an extensive interior reconstruction after the pipeline work.

The homeowners were able to remain in their residence, with disruption limited to scheduled water-use restrictions during active preparation, installation, and curing windows.

Most importantly, the project replaced uncertainty with confidence. The homeowners no longer needed to manage their daily water use around a deteriorating system or wonder which fixture would be affected next.
